County examines parcel purchase

The San Diego County Board of Supervisors held a Febru­ary hearing on the purchase of two adjacent Alpine parcels totaling 98 acres which will be used for an active park and for open space.

The supervisors’ 5-0 vote approved the purchase of the two parcels from Wright’s Field Partnership, LLC, for the ap­praised value of $1,370,000. The purchase itself was found to be exempt from California Environmental Quality Act review, and once the design of the park allows for further analysis CEQA review for that development will be undertaken.

Alpine currently does not have a county park. The com­munity has 1.83 acres of park land per 1,000 residents, and the county’s general plan has a goal of 10 acres per 1,000 residents. The county recently identified the property north of South Grade Road and east of Tavern Road as available and suitable for a park.

The Department of Parks and Recreation will work with community members on the design of the park, so the design is expected to take approximately one year and will be followed by the environmental analysis.

The county’s total cost including staff time for the park ac­quisition will be $1,621,500 which includes $200,000 in one-time land protection costs, $45,000 for transaction costs, and $6,000 for closing and title costs.
